Redevelopment is a thirty-year decision, usually made by a handful of people in a meeting room, on the strength of what four builders have told them.

Society redevelopment is the work Dharti was built around. Every project we have completed has been one, through SRA or MCGM, and more than a thousand families have made a home in a building of ours.
Twenty-five years on we are building more than we ever have, including our largest development yet, in Borivali West. That matters more than it sounds. A society signing today is signing with a company in the middle of its strongest run.
How it goes
Usually one or two people on the committee start asking questions. Nothing is committed and nothing is charged. We look at the building and tell you honestly whether redevelopment makes sense for it. Sometimes it does not, and we will say so.
Plot size, existing built-up area, and the rules that apply where you are. This arithmetic decides everything else, so we would rather show you the working than ask you to take our word for it.
Area, corpus, rent during construction, timelines. Every figure in one document, laid out so you can put it beside the other offers on the table and compare like with like.
A formal meeting under the state's redevelopment guidelines, with proper notice and a recorded vote. The decision is entirely the society's. If the answer is no, that is a perfectly good answer.
The development agreement is drafted, read by your society's legal advisors and registered before anything begins. Every commitment made at the offer stage carries into it.
We help every family find somewhere nearby. Transit rent, the moving schedule and who pays for what are all set out in the agreement before the first family packs.
SRA or MCGM, then construction. You will have one person to call throughout, and regular written updates on how the site is going. The quiet stretches are the ones societies worry about, so those are the ones we write to you in.
Possession, occupation certificate, and conveyance of the new building to your society. Same address, same neighbours, and a building with decades ahead of it.

What your society does not risk
They are worth saying out loud, because the answers are the real difference between one builder and another.
“The date keeps moving.”
The possession date sits in the registered agreement rather than in a presentation. Our completed buildings in Malad and Kandivali have their occupation certificates, and you are welcome to go and stand in front of any of them before you decide anything.
“The rent stops arriving in year two.”
Transit rent is an obligation in the registered agreement, with its terms written out in full. A society that stops trusting you halfway through is a project that stops, so it is the first thing we plan around.
“We will get the cheaper version of the building.”
Members' homes sit in the same building as the homes we sell, and the specification for all of them is listed in the agreement. It is there to be read before anyone votes.
“There will be something in the contract we missed.”
Your legal advisors read it before you sign, and every commitment from the offer stage appears in it. We would rather spend an extra week on the drafting than have a committee find something in year three.

Dharti Pressidio and Dharti SRA Phase I in Kandivali West. Gala Residency and Surbhi in Malad East. Dharti Phase II in Malad West and Swapnapurti in Kandivali West are under construction now.
They sit within a short drive of each other, and the finished ones are lived in by families who were on that plot before we started. You are welcome to go and look at any of them.
